HORIZONTAL
CONCRETE REPAIR AND RESTORATION
Comments and Remedy:
Horizontal concrete surfaces including driveways, walkways,
patios and steps that are cracked and/or have surface damage can
be repaired and restored. Polar-Crete, a relatively
new product, offers the alternative solution to costly procedures
of removal and replacement.
The polymer concrete can be applied in thin applications (as
little as 1/16 of an inch) and can be feathered into existing
surfaces. It bonds extremely well, is durable, water resistant
and cost effective.
The first phase of the process involves sealing the concrete
with a product called "Enhance One" which penetrates
from one inch to ten inches into the concrete and densifies the
concrete making it waterproof. Small hairline type cracks are
enlarged by grinding the cracks out to allow injection of sand
and a product called Percol Elastic Cement. The two
substances mix and set up within a few minutes to create a permanent
bond. The surface is cleaned and a scratch coat of polymer cement
is then applied to level the working surface area. The finish
coat is then applied by spraying acrylic polymer cement (i.e,
which comes in the various colours) and finishing the surface
in the chosen pattern and texture. Finally, a liquid sealer is
applied to the new surface. The repair and restoration process
comes with a five year warranty on material and workmanship.
Cost:
The cost of the repair and restoration process varies between
$2 and $5 per square foot depending upon the amount of preparation
work required and the pattern chosen.
Total replacement of the concrete would cost $4.00 to $6.00 per
square foot plus the cost to break and remove the old concrete.
REPAIR COSTS:
It is often necessary to obtain repair or renovation costs
for a purchaser before the Offer to Purchase can be written.
